If you’re buying a waterfront or golf home in Jupiter, Florida, from out of state, we can narrow your search before you book a flight. I’m Kristin Wallace, and I’ve been a Realtor in the Jupiter area for more than 15 years. I live on the water and boat here, and I know our golf communities firsthand from helping buyers compare clubs, neighborhoods, and homes. I start with a phone call to understand how you want to live, then recommend neighborhoods, show you promising homes over FaceTime, and plan in-person showings around your visit.
I’ve used that process to help first-time boaters buy on the Loxahatchee River and to help golf buyers narrow their search to three communities before choosing a home in one trip. In both cases, the conversations we had before the buyers came down changed which homes we went to see.
The First Phone Call Helps Us Decide Where to Look
One of the first things I ask is what you want a typical Saturday to look like. Would you take the boat to the sandbar and stop for lunch on the way home? Play an early round of golf and spend the afternoon at the club? Head to the beach and meet friends for dinner?
Then we talk through the practical details. What style of home do you like? Would you rather have a larger lot with more privacy or live in a gated community where you can take a golf cart to the clubhouse? How close do you want to be to the beach, restaurants, and everyday shopping? If schools are part of your decision, I can point you to the district’s address-based school assignment information so you can verify it for specific properties.
After the call, I send a shortlist of neighborhoods and homes and explain why each one made the list. Your reaction helps us refine it. You might discover you’d give up some yard space for a shorter boat ride to the inlet, or that the feel of a smaller golf club matters more to you than the size of the house.
Buying a Jupiter Waterfront Home? Start With How You’ll Use the Boat
The first thing I ask waterfront buyers is what kind of boat they own or plan to buy. The next question is what they’ll actually do with it. A buyer planning to cruise to the sandbar or go to dinner by boat may have a different shortlist from someone who fishes offshore regularly or wants to make trips to the Bahamas.
As we compare homes on the Loxahatchee River, along the Intracoastal Waterway, or in communities with marinas, I look at three things with you:
- Where the boat will go. We consider the boat’s length, draft, and height alongside the dock or slip, water depth, bridge clearance, and route to the inlet. If you’ll use the boat several times a week, the ride from the dock to open water deserves a close look.
- How you want to keep it. Some buyers want a private dock and room to keep their gear at home. Others prefer a marina and want to understand how slip access works before choosing a community.
- What you want on land. A gated neighborhood with amenities may fit your daily routine. A larger lot and more privacy may be worth looking farther up the river. We consider both parts of the decision together.
My waterfront work has taken me to River Ridge, Islands of Jupiter, North Passage, Admirals Cove, Frenchman’s Harbor, and homes along the waterfront near Center Street and Donald Ross Road.
How I Helped First-Time Boaters Buy on the Loxahatchee River
One set of out-of-state buyers had a home budget of up to $4 million. They were new to Jupiter and wanted to become boaters. When we talked about what they’d do on the water, they pictured cruising, going to the sandbar, and stopping at waterfront restaurants.
I explained how the home search could change if they wanted a boat over 45 feet versus a smaller center console. We talked about bridge clearance, shallower stretches, and what it would take to get out from different neighborhoods. Once we understood the kind of boating they wanted to do, we focused on the Loxahatchee River. It fit their home budget, and a smaller boat would be easier for them to handle and less costly to own.
I showed them properties over FaceTime before they came down. When they visited, we drove through the neighborhoods together, and I explained where shallower water could make getting out trickier. They ended up buying farther up the river. What helped us get there was deciding what they wanted to do on the boat before deciding where they wanted to keep it.
Buying in a Jupiter Golf Community? Ask About Membership Early
If you want to play soon after closing, tell me on our first call. That can change which homes I send you. I can connect you with the club or community contacts who can explain the application process, membership availability and timing, and whether a specific property has a membership option associated with it.
I also ask how you want the club to fit into your week. Would you prefer a smaller club where golf is the main draw, or a larger club with more activities? Will anyone in the household use the tennis courts, fitness center, or spa? Would you like to take a golf cart to the clubhouse? A buyer who plans to spend most mornings on the course may weigh those answers differently from a household that wants several ways to use the club.
I’ve helped buyers with golf home searches in Old Palm Golf Club, The Loxahatchee Club, Tequesta Country Club, Turtle Creek, Frenchman’s Reserve, and Jupiter Country Club.
How I Helped Out-of-State Golf Buyers Choose a Home in One Trip
These buyers wanted a golf-focused community and the ability to start playing right away. Once I understood those priorities, I connected them with the managers at the communities we were considering so they could ask directly about membership and timing.
While they were still out of state, I showed them homes over FaceTime. Their membership conversations and reactions to the homes helped us narrow the search to three communities. By the time they flew down, they knew which homes and communities they wanted to compare. They chose both the house and the community in one trip.
If you’re planning a trip to Jupiter to see waterfront or golf homes, call or text me at 781-771-5400 before you book it. Tell me your price range, when you’d like to buy, and what you want from the boating or golf lifestyle. We can use that first call to narrow down which areas are worth seeing.
What We Can Figure Out Before You Fly Down
A live FaceTime tour gives you a chance to ask the questions that come up as you move through a house. I can stand at the kitchen sink so you can see the view, step outside so you can hear the road, or walk from the back door to the dock so you can see how the yard is laid out. If something catches your attention, we can go back and take another look.
I’ll also give you context on the location. Where would you go for groceries or dinner? What does the drive to the beach look like? If the home is on the water, what’s the route out from that dock? If it’s in a golf community, how far is the home from the clubhouse? Those details can change the order of your shortlist even when two homes look equally good online.
Stage | What we focus on |
|---|---|
Before your visit | Compare neighborhoods, tour promising homes over FaceTime, and narrow the list based on your budget, lifestyle, and timeline. |
While you’re here | See the strongest homes, drive the routes you’d use regularly, and compare the settings that are hardest to judge on a screen. |
Before you commit | Identify what needs direct confirmation, such as club membership timing, marina or dock arrangements, or whether the dock and route suit your boat. If you want to move forward, we’ll talk through offer timing and terms. |
If a promising home comes up after you fly home, we can get back on FaceTime and decide whether it’s worth a closer look.
FAQs About Buying a Jupiter Waterfront or Golf Home From Out of State
How far in advance should I contact a Jupiter real estate agent?
Reach out before you book your first house-hunting trip if you can. A phone call gives us time to compare areas, talk through any boat or club requirements, and see which homes are worth touring. If your travel dates are already set, we can start with those and build the shortlist around them.
Can I start looking for a waterfront home before I own a boat?
Yes. Start by telling me what you want to do on the water and how often you expect to go out. If you picture cruising to the sandbar or meeting friends for lunch, we can look at what kind of boat and access would suit those trips. If you’re considering a larger boat for offshore fishing or Bahamas trips, we’ll look more closely at bridge clearance, depth, dockage, and the route to the inlet.
Is the Loxahatchee River or the Intracoastal better for boating?
It depends on the boat, the exact property, and where you want to go. I compare the route from each dock, including bridge clearance, shallower stretches, and travel time to the places you expect to use most. Two homes on the same waterway can give you very different trips from the backyard.
Does buying a home in a golf community give me access to the club?
Membership arrangements vary by club and can depend on the property. If immediate golf access matters to you, I’ll help you identify what to confirm directly with the club, including current availability, timing, and any membership option associated with the home you’re considering.
Can you show me homes virtually before I come to Florida?
Yes. I do live FaceTime showings so you can ask questions as we walk through the property. We can use those tours to narrow your in-person list and flag details you’ll want to experience or verify yourself, such as the setting, the neighborhood, or the dock setup.
What should I have ready for our first call?
Your approximate price range, timing, and a few priorities are enough to get started. For waterfront, tell me about your current or future boat and how you’d use it. For golf, tell me how soon you’d like to play and what you want from the club. If you already have a few listings saved, send them over. They’re a good starting point for figuring out what you’re drawn to.
