For buyers who want newer construction and more land, the approximately $5 million range opens up options that are generally not available around $2 million.
Bridgewater and Prado are good examples.
These communities appeal to buyers looking for combinations of newer construction, large homes, substantial lots, modern floorplans and luxury finishes without necessarily choosing waterfront or a mandatory golf lifestyle.
This is an important distinction in Jupiter.
A $5 million budget does not automatically mean waterfront.
Some buyers would rather put that budget toward a newer home, more square footage, a larger lot and current construction than toward an older house with premium waterfront.

A $10 million home and a $20 million waterfront estate may technically fall into the same broad luxury category, but the underlying properties can be entirely different.
At this level, buyers are often paying for characteristics that cannot easily be recreated.
Why Location Matters More at the Highest Price Points
As prices increase, traditional comparisons such as square footage become less useful on their own.
Two homes could have similar living area, finishes and construction quality while selling for dramatically different prices.
